										<content:encoded><![CDATA[<p>A new study gathered by a commercial real estate blog analyzed census data between 2015 and 2019 and found the Queen City to be one of the fastest growing cities in the country.</p>
<p>â€œI love Charlotte. I love the weather. I love the people,â€ Christina Baldauf told Fox 46 Charlotte. The news station found others who love their fellow Charlotteans and asked what they loved about the city. â€œMy favorite thing about Charlotte is the restaurants and to hang out with my friends,â€ said Joshua Caldwell.</p>
<p>There wonâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t be a shortage of new friends to meet and hang out with in the Queen City. According to the U.S. Census data, between 2015 and 2019, Charlotte grew by a little under 20,000 people, making the city one of the fastest growing cities in the country. Charlotte came in at number nine on the top 10 list. This was a small decrease from the recorded 21,143 people who moved to Charlotte in the previous studyâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s timeframe. Charlotte ranked seventh on that list.</p>
<p>With so much growth, the city has changed quite a bit too. â€œOh, itâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s completely different. When I moved here, Charlotte was like a big town and so we would go to happy hour after work and we had our choices, maybe a couple blocks that way and a couple of blocks this way, but itâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s not like the metropolis we have now. Very few choices, but it was a lot of fun. You knew everybody,â€ said Baldauf.</p>
<p>David Furman, who was born and raised in Myers Park, has also watched the growth thatâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s come to charlotte. â€œItâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s my home. Thatâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s the main thing that has kept me here. My children do not live here. I wish they did. They live in bigger, cooler cities. I stay here because I wanna take part in making my city a place where my children would want to live,â€ said Furman.</p>
<p>Even with the slight decrease, Charlotte is still one of the fastest-growing metros in the country when factoring in other population sources. Over the last decade, Charlotte was the ninth-fastest-growing large metro by percentage with a population increase of 18.6%.</p>
<p>The study has gone on to say that the Charlotte metro area will likely continue drawing residents from both Carolinas, like Winston-Salem and Greensboro, as well as big cities like New York City. In fact, NYC is the primary source of residents moving in. The migration is likely due to an economic landscape that is ready for remote work.</p>
<p>The number one city on the list was Phoenix, Arizona. Raleigh also made the list coming in at number nine.</p>

										<content:encoded><![CDATA[<p>Even though low mortgage rates kept potential buyers on the housing hunt in August, inventory in the Charlotte market continued to drop off.</p>
<p>Inventory fell 17.5 percent compared to August 2018, with 9,412 homes for sale, leaving the region with just a 2.3 months of supply inventory, according to the most recent data from Canopy MLS.</p>
<p>Condo-townhomes listed for sale in the Charlotte region also dropped to only 1,049 properties, a decline of nearly 8 percent since August.</p>
<p>Six months of housing inventory is typically referred to as a balanced market where neither the buyer or seller is at an advantage.</p>
<p>According to Canopy MLS data, sellers in the Charlotte region have been slowly gaining the upper hand since 2013, the last time the Charlotte market had a six-month supply of inventory. For comparison, in August 2013 there were 16,847 homes listed for sale.</p>
<p>There were 5,621 new residential listings in August, which was a 1.4 percent decrease year-over-year and nearly unchanged from July.</p>
<p>As expected, demand for the fewer available homes on the market is driving list prices and median sales prices.</p>
<p>Homes are not sitting for long once listed. They remained on the market an average of 44 days in August, down 4.3 percent from the year-ago period. Average list prices were up 6.5 percent to $329,260.</p>
<p>The average and median sales prices rose 5.5 percent ($310,691) and 5.2 percent ($257,850), respectively. Both figures dropped slightly from July.</p>
<p>Pending sales are a strong indicator of buyer demand, and those numbers rose 18.5 percent to 5,096 from the same period a year ago. Compared to July pending sales dropped.</p>
<p>Year-over-year home sales in the Charlotte region dropped just 2.9 percent, which amounts to 4,735 homes sold compared to August 2018. Overall sales rose 2.3 percent from July, and year-to-date sales were up 1.6 percent compared to the same point in 2018.</p>
<p>Canopy MLS&#8217;s monthly report is based on data from 12 North Carolina and four South Carolina counties.</p>
<p>Here is a snapshot of what is going on in specific regions within the Charlotte region:</p>
<p><strong>City of Charlotte</strong>: Median sales prices +4.9% to $255,000; Inventory -14.7% to 2,519 (1.8 months supply); and pending sales +24.5% to 1,666.</p>
<p><strong>Mecklenburg County</strong>: Median sales prices +5% to $340,674; Inventory -11% to 3,458 (2 months supply); and pending sales +23.9% to 2,107.</p>
<p><strong>Union County</strong>: Median sales price nearly unchanged at $315,638; Inventory -26.1% to 806 (2.2 months supply); and pending sales +10.4% to 423.</p>
<p><strong>Uptown Charlotte</strong>: Median sales price -27.2% to $255,000; Inventory -10.8% to 83 (2.9 months supply); and pending sales -27.9% to 31.</p>

<p>According to the <a href="https://apps.carolinarealtors.com/files/Charlotte-Region_LMU_2019-05.pdf">Local Market Update for May 2019</a>, closed sales were up 0.5 percent to 4,864 compared to this time last year.Â  Compared to last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s sales at 4,221, May had a pretty substantial boost.Â  Closed sales were up by 1.1 percent to 18,970 year to date.</p>
<p>May average sales prices continue to climb, increasing 3.4 percent to 309,859 compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average sales price of $299,723. Year to date, average sales prices climbed even more to 3.6 percent to $293,650.Â  Median sales prices are also seeing a large spike, climbing 5.7 percent to $259,900 compared to this time last year.</p>
<p>Pending sales are up substantially compared to last year at 17.3 percent to 5,627. Theyâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />re also up from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 5,324 pending sales. Year to date, pending sales are up 6.9 percent to 23,107.</p>
<p>New listings have also increased with a 2.8 percent change to 6,587 listings from 6,408 listing this time last year. Year to date, new listings are up by 1.2 percent to 27,276, nearly 7,000 listings higher than last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s listing count of 20,672.</p>
<p>While prices and sales rise, inventory continues to plummet in May, now down by 10.1 percent to just 9,443 homes compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s inventory of 10,506. Compared to Aprilâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s inventory of 8,928, May has a substantial increase in available inventory.</p>
<p>Hereâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s a look at some more localized market stats for May from across the Charlotte MLS Region:</p>
<p><strong>Mecklenburg County</strong>:Â Closed sales were down considerably by 7.6 percent to 1,970; the median sales price was up again by 6.4 percent to $278,825; the average sales price also increased by 5.1 percent to $353,725; inventory was down slightly by 1.3 percent to 3,464 homes for sale; and months supply of inventory increased by 5.0 percent to 2.1 months.</p>
<p><strong>Union County:</strong>Â Closed sales were up 11.5 percent to 446; the median sales price increased by 1.0% to $302,750; the average sales price increased by 2.1 percent to $361,782; inventory declined by 17.7 percent to 825 homes for sale; and months supply of inventory decreased by 20.7 percent to 2.9 months.</p>
<p><strong>City of Charlotte:</strong>Â Closed sales were down by 9.1 percent at 1,536; the median sales price increased by 6.8 percent to $267,000; the average sales price rose 6.8 percent to $352,857; inventory decreased 1.2 percent to 2,555 homes for sale; and months supply of inventory remained the same to 1.9 months.</p>
<p><strong>Uptown Charlotte:</strong>Â Closed sales increased by 9.4 percent at 35; the median sales price increased by 16.1 percent to $327,500; the average sales price was up by 0.7 percent at $335,027; inventory declined by 13.8 percent to 75 homes for sale;Â and months supply of inventory was also down to 3.8 percent to 2.5 months.</p>

If youâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />re in the market for a new home in the Charlotte area, explore these local market statistics today.</p>
<p>According to the<a href="https://apps.carolinarealtors.com/files/Clt%20Local%20Market%20Updates_2019-04.pdf" target="_blank" rel="noopener noreferrer"> Local Market Update</a> for April 2019, closed sales were up 0.1 percent to 4,221 compared to this time last year, a positive shift from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 3,842 closed sales.Â  Closed sales were down 0.3 percent to 13,879 year to date.</p>
<p>Prices continue to climb in April, increasing 4.3% to an average sales price of $304,996 compared to last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average sales price of $292,297. Year to date, average sales prices climbed 3.8 percent to $288,266.Â  Median sales prices are also up by 5.6 percent at $253,500 compared to this time last year and 4.3% to $240,000 year to date.</p>
<p>Pending sales continue to climb but are slowing since last month with an 11.1 percent increase to 5,324 compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 4,794 pending sales. Year to date, pending sales are up 6.4 percent to 17,905.</p>
<p>New listings are slightly lower than this time last year at 5,771 compared to April 2018â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 5,824 new listings. Year to date, new listings are up 0.7 percent to 20,672 quite a large increase from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s year to date listings of 14,884.</p>
<p>Inventory continues to dwindle in April with an 8.7 percent decrease compared to this time last year at 8,928 homes on the market. However, compared to last month, April has more inventory to offer with about 60 more homes on the market.</p>

<p><strong>Mecklenburg County</strong>:Â Closed sales were down considerably by 3.4 percent to 1,748; the median sales price was up 6.4 percent to $267,950; the average sales price also increased by 3.7 percent to $344,088; inventory was up slightly by 0.2 percent to 3,184 homes for sale; and months supply of inventory increased by 5.9 percent to 1.9 months.</p>
<p><strong>Union County:</strong>Â Closed sales were down 5.3 percent to 391; the median sales price decreased by 0.6% to $308,000; the average sales price increased by 1.8 percent to $368,398; inventory also declined by 17.5 percent to 780 homes for sale; and months supply of inventory decreased by 18.5 percent to 2.2 months.</p>
<p><strong>City of Charlotte:</strong>Â Closed sales were down by 1.5 percent at 1,439; the median sales price increased by 8.3 percent to $259,999; the average sales price rose 5.8 percent to $336,744; inventory increased 0.4 percent to 2,353 homes for sale; and months supply of inventory increased 5.9 percent to 1.8 months.</p>

										<content:encoded><![CDATA[<p>Are you ready for an All-Star Weekend? The 2019 NBA All Star-Weekend takes place in Charlotte this year from February 15<sup>th</sup> through the 17<sup>th</sup> and brings lots of fans, money, and excitement to the city.</p>
<p>In an article by <a href="https://www.wcnc.com/article/sports/how-the-nba-all-star-game-will-impact-charlotte-traffic/275-c69d57ee-3873-40bb-914a-ef82d516c232" target="_blank" rel="noopener">WCNC</a>, it was reported that the weekend is expected to bring more than 150,000 visitors and 1,800 media members to celebrate the events.Â  â€œTo put that into perspective, 150,000 is more than twice the capacity of Bank of America Stadium,â€ reports WCNC.</p>
<p>The All-Star weekend is also expected to bring more than $100 million to Charlotte and create thousands of part-time jobs. According to WCNC, this will be the biggest increase since Charlotte hosted the Democratic National Convention in 2012.</p>
<p>According to an article by <a href="http://www.wbtv.com/2019/01/28/nba-all-star-weekend-work-opportunities-charlotte/http:/www.wbtv.com/2019/01/28/nba-all-star-weekend-work-opportunities-charlotte/" target="_blank" rel="noopener">WBTV</a>, Charlotteâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s Assistant City Manager explained that the NBA and Charlotte Regional Visitorâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s Authority are working together to create opportunities for those familiar with the Charlotte-area to become All-Star Ambassadors.Â  Ambassadors will assist with the events throughout the weekend and are expected to be paid about $15 per hour according to WBTV.</p>
<p>The NBA-All Star Weekend is the mid-season break for the NBA regular season and hosts weekend events leading up to the big All-Star Game on Sunday.Â  The pick-up game consists of some of the best basketball players alive competing against each other and brings thousands of fans to Uptown Charlotte.</p>
<p>This yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s captains include the early favorite for the leagueâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s MVP, Giannis Antetokounmpo and the one and only, LeBron James! The team captains will draft the rosters from the pool of players which will be revealed during the Draft Show on February 7<sup>th</sup>.</p>

Honeywell, currently sitting at #77 on the Fortune 100 list, is a technology company that manufactures a wide variety of products from aerospace to performance materials and technologies.</p>

<p>In late 2018, the General Assembly passed a bill called the High-Pay JDIG Job Cap Modification, which increased the size of the stateâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s Job Development Investment Grant (JDIG) from $6,500 to $16,000 per job for high-salary corporate relocations. The Job Development Investment Grant (<a href="https://edpnc.com/incentives/job-development-investment-grant/" target="_blank" rel="noopener">JDIG</a>) is a performance-based, discretionary incentive program that provides cash grants directly to new and expanding companies to help offset the cost of locating or expanding a facility in the state.</p>
<p>Relocation of Honeywellâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s headquarters means 750 more jobs and brings more than $248 million in investment to Charlotte according to the <a href="https://www.nccommerce.com/news/press-releases/fortune-100-honeywell-announces-plan-bring-new-headquarters-charlotte" target="_blank" rel="noopener">NC Department of Commerceâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s November press-release</a>.Â  Honeywell announced that about 150 to 200 senior management positions and 100 South Carolina-based positions will relocate to Charlotte between November 2018 and September 2019.</p>
<p>Charlotte is the ideal location for an elite company like Honeywell because â€œCharlotte is perfectly positioned to provide the education and training, infrastructure and amenities to attract and retain Honeywellâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s top talentâ€, stated Governor Roy Cooper.</p>
<p>Itâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s anticipated that Honeywell will remain headquartered in Charlotte for the long term. Honeywellâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s chairman and CEO, Darius Adamczyk stated that â€œCharlotte is a top-10 destination city in the U.S. that will readily enable us to recruit and retain the world-class talent we will need over the long term to support Honeywell&#8217;s strategic focus on leading technology and software solutions within our end market.â€ The company plans to hire 500 more employees over the next five years with an average salary of $340,000 and a median wage of $85,000.</p>
<p>With almost 300 employees relocating to the Charlotte area, the real estate market can expect to see a shift in sales. The passing of the High-Pay JDIG Job Cap Modification could mean that Charlotte is likely to see many other major companies headed its way.Â  According to Sen. Jerry Tillman, the project could create â€œ1,000; 2000 total jobsâ€ as reported in an article by <a href="https://www.bizjournals.com/charlotte/news/2018/11/29/ncs-plan-to-lure-more-corporate-hqs-raise-the.html" target="_blank" rel="noopener">Charlotte Business Journal</a>.</p>
<p>Currently, the Charlotte area is experiencing a lull in real estate, consistent with this time of year compared to prior years. However, with the relocation of Honeywellâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s headquarters and potentially other companies coming this way as well, Charlotte and surrounding areas should be prepared for a booming market in 2019 and beyond.</p>
<p>As previously reported, November sales increased 7.3 percent from last year and average sales prices increased 6.7 percent to $286,428 from $268,344 from 2017. The demand from buyers is likely to continue into 2019 due to employee relocations and could substantially increase even more rapidly as inventory begins to deplete.</p>

										<content:encoded><![CDATA[<h4>Ribbon gets $225M cash infusion</h4>
<p>A Charlotte and New York-based technology startup is hoping to expand its cash buying real estate model nationally after receiving a $225 million investment from several investors.<br />
Established in 2017, Ribbon is a service that aids home buyers by backing them with cash offers. Ribbon also offers a home valuation tool and mobile app for Realtors.<br />
Ribbon received the latest cash infusion from its existing investors Bain Capital Ventures, Greylock, NFX and NYCA Partners.<br />
In a company press release, Ribbon said it intends to use its latest round of funding to expand into 10 new markets by the end of 2019 and is focused on markets in which buyers may face competition from investors and corporate buyers.<br />
Ribbon currently operates in Charlotte, Cary, Asheville, Fort Mill, S.C. and Indian Land, S.C.</p>

National home builder comes to Queen City</h4>
<p>TRI Pointe Group announced last week a new Carolinas division, which is operating in Charlotte and Raleigh.<br />
Irvine, Calif.-based TRI Pointe is one of the nation&#8217;s largest publicly traded homebuilders. Heading up the one-employee operation in the Carolinas is Gray Shell, former Raleigh division president for Taylor Morrison Home Corp.<br />
Shell and TRI Pointe plan to build up the Carolinas division team slowly, with no plans to close on home sales until some time in 2020, according to a report.<br />
Including the new Carolinas division, TRI Pointe operates in eight states under different builder names.</p>
<h4>
Nearly 300 homes coming to Pineville</h4>
<p>In a nearly $5 million deal, Meritage Homes will develop 299 homes on 105 acres in Pineville.<br />
MPV Properties brokered the land sale for the site between Cranford Drive and Franklin Street in Pineville. The property was purchased by Old East Ventures LLC.<br />
Meritage will build homes in Preston Park ranging from about 1,900 square feet to more than 2,500 square feet starting at $275,000. The development will also include a 2.5-acre common area with unnamed amenities.<br />

<p>Once a dairy farm, Birkdale Village&#8217;s 52 acres now are occupied by more than 60 retails shops, 10 restaurants and a movie theater. On any given day, the village is a bustling, thriving sign of a successful mixed-use development.</p>
<p>And though it is a fantastic place to shop, catch a movie and grab a bite to eat, Birkdale Village is also a wonderful place to call home. The village offers 300 apartments above the retail space as well as a lovely neighborhood behind the shops, just minutes from Lake Norman.</p>
<p>Located at Sam Furr Road less than a mile from I-77, Birkdale Village is also a reasonable commuting distance from Charlotte for people who do not want to give up their 9 to 5 in the city. Center City is only 17 miles to the south. Davidson College is only 10 minutes away and UNC-Charlotte is a 20-minute drive from Birkdale Village. Charlotte Douglas International Airport 21 miles (25 minutes) away.</p>
<p>Birkdale Village&#8217;s single-family homes and townhomes provide more privacy away from the shopping center&#8217;s main drag. The small, urban-sized lots provide enough space to add personal touches to the outdoors without overwhelming lawn maintenance. There are a few homes on half-acre lots, however, many are less than one-quarter acre.</p>
<p>Homes in Birkdale Village are largely traditional and Craftsman style with hardboard siding and cedar shake accents. They typically range in size from 1,200 square feet to upwards of 3,000 square feet. Adding to the cozy, village feel, many homes have large ground level or two-story porches.</p>
<p>Village amenities include a pool, clubhouse and tennis court. The McDowell Creek Greenway runs along the back of the neighborhood for runners or walking. The trial loops up around Westmoreland Athletic Complex and Robbins Park.</p>
<p>Additionally, Birkdale Golf Club is directly across Sam Furr Road and has a variety of membership levels and a beautiful Arnold Palmer-designed course.</p>
<p>Life in Birkdale Village can be as private or as socially active as you like.Â There is a busy calendar of events for its residents and visitors alike, including Winter holiday festivities, a Summer concert series, food festivals and various themed events throughout the year.</p>
<p>From September 2017 to September 2018, the average sales price of homes sold in Birkdale Village was $324,087. Sellers got an average of 98.5% of asking price.</p>
<p>As of Sept. 4, Birkdale Village has six three-bedroom homes listed for sale, ranging in price from $289,900 to $364,000. The home sizes range from 1,666 square feet to just under 1,900 square feet.</p>
<p>Currently, Birkdale Village children are assigned to Charlotte Mecklenburg&#8217;s JV Washam Elementary, Bailey Middle School and William Amos Hough High School. The Lake Norman area also offers a variety of private school options for children of all ages.</p>

										<content:encoded><![CDATA[<p>With summer right around the corner, in addition to the weather warming, the Charlotte real estate market is also heating up. Home values have increased 7.9 percent over the past year and predictions show this trend will continue. This means would-be homebuyers won&#8217;t have much time to simply sit and sip drinks poolside.</p>
<h2>Prices and sales up</h2>
<p>&nbsp;</p>
<p>May&#8217;s median sales prices increased to $214,000 from $202,000 in April 2017. Sales also rose to 2,660 units in May from 2,242 in April. This is an 18 percent increase. Per square foot, home pricing is up from $133 to $141 on average. This is higher than the Charlotte Metro area, which averages $120. It is currently a &#8220;very hot&#8221; market that is great for sellers.</p>
<p>Home prices show no signs of easing. For the first time this spring, the nationwide median home list price rose above $250,000. Here in May, it now stands at $275,000, that&#8217;s 10 percent higher than this time last year.</p>
<h2>Delinquencies down, foreclosures a concern</h2>
<p>There are currently no delinquent mortgages in Charlotte. When a homeowner fails to pay his or her mortgage, it is the first step toward foreclosure. Experts predict that foreclosures will continue to impact home values in the Charlotte area. Currently, 1.5 homes are foreclosed (per 10,000). While it is lower than the national value of 1.6, it is greater than the Charlotte Metro value of 1.3. This time last year, there were more than 2,000 homes in some stage of foreclosure.</p>
<p>Home values peaked in 2007 and are now down by more than 20 percent nationally. Homeowners who owe more than their home is worth are said to be &#8220;underwater.&#8221; This is true of 0.1 percent of Charlotte homeowners.</p>
<h2>Rental market insights</h2>
<p>With a decrease in available rentals, it may mean new buyers are entering the market. May numbers show only 2,442 rental units available, a decline in the April number of 2,826 units available. After a slight jump in February from $1,300, median rents in May remained flat in comparison to April and are still at $1,350. While rates are still low, current renters who would be potential first-time buyers may find this is a good time to make a purchase.</p>
<h2>All about the rooms</h2>
<p>The more rooms within the home, the better the increase in sales. Year over year, one bedrooms in the Charlotte area have increased 2.6 percent, two bedrooms by 7.5 percent and three bedrooms by 9.3 percent. Four bedroom homes saw the biggest increase of 13.2 percent over 2016. In the last three months, prices for four-bedroom houses have increased on average from $310,000 to $360,000.</p>
<h2>Current mortgage rate trends</h2>
<p>The <a href="http://www.realtor.com/mortgage/tools/mortgage-rate-trends/">current mortgage rates</a> in Charlotte are currently at 3.86 percent for a 30-year fixed rate loan. This is a slight decrease from April 1, 2017, when the rate was 4.03. The possibility of increased rates is still there for the second half of 2017. That could dampen the market for buyers.</p>
<p>Yet, as we head into the summer months, Javier Vivas, manager of economic research at <a href="http://www.realtor.com/news/trends/americas-hottest-real-estate-markets-may-2017/">realtor.com</a>, notes that this could be a furious start to the season due to a record number of home buyers. According to recent U.S. Census Bureau figures, Charlotte is seeing a <a href="http://www.bizjournals.com/charlotte/news/2017/05/25/census-data-the-queen-city-continues-to-boost-its.html">large population growth</a>, up 1.9 percent over 2016.</p>
