<p>A recent study looked at 130 real estate markets across the United States and found that 61 percent of Charlotte residents can afford entry-level homes in the market.</p>
<p>California-based John Burns Real Estate Consulting&#8217;s study defined an entry-level home as one priced 20 percent below the median price for that area. The study&#8217;s calculations are based on a 5 percent downpayment on a 30-year, fixed-rate mortgage. Charlotte&#8217;s 61 percent is below its historical median of 65 percent.</p>
<p>Overall, an average of 54 percent of Americans could afford an entry-level home utilizing the study&#8217;s criteria.</p>
<p>Winston-Salem&#8217;s affordability came in at 72 percent, above its historical median of 70 percent. Raleigh-Durham came in at 63 percent, just 1 percentage point below its historical median.</p>
<p>In the Southeast region as a whole, 66.4 percent of residents can afford entry-level homes in their markets.</p>
<p>According to the study, real estate investors are continuing to invest in rental properties, with individual investors beginning to invest in the rental market through companies like Roofstock.</p>
<p>With the Tax Cut and Jobs Act eliminating the tax benefits of home ownership, rental demand is gaining ground. In Charlotte alone, there is a rental market boom with several multi-family real estate projects going up on the Queen City skyline.</p>
<p>Based on the study&#8217;s findings, the consulting company concluded this trend will bring positive short-term trends for homeowners and more positive long-term trend for the home rental market. The drop in mortgage rates opens up ownership possibilities for more people, which the consulting company suggests will increase home-buying activity. On the other hand, lack of overall nationwide affordability will push demand toward the rental market, especially in the most expensive markets.</p>
<p>Many home companies are now seizing opportunities to build homes and entire neighborhoods with the rental market in mind, a trend that is now new to the real estate market.</p>
<p>As might be expected, California was the least affordable market for entry-level homes, with only 34 percent of residents in the markets analyzed being able to afford homes. San Francisco and San Jose were the least affordable at 11 percent and 18 percent, respectively.</p>
<p>The most affordable market is Allentown, Penn., where 77.4 percent of residents are able to purchase a home using the study&#8217;s criteria.</p>

										<content:encoded><![CDATA[<p>Sales continue at a steady pace this month in Charlotte while inventory slowly declines, making the area a competitive market for buyers this summer. With fall around the corner, buyers arenâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t slowing down this month and with no new homes on the market, sellers can expect to see sales continue to increase.</p>
<p>According to the<a href="https://apps.carolinarealtors.com/files/Charlotte-Region-LMU_2019-06.pdf" target="_blank" rel="noopener noreferrer"> Local Market Update</a> for June 2019, closed sales were down 6.1 percent to 4,767 compared to this time last year, a slight shift from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 4,864 closed sales.Â  Closed sales were up 0.8 percent to 24,025 year to date.</p>
<p>Prices continue to climb in June, increasing 7.1 percent to an average sales price of $323,316, a major increase compared to last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average sales price of $302,011 and just last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average of $309,859. Year to date, average sales prices climbed 4.3 percent to $299,703.Â  Median sales prices are also up by 7.3 percent at $267,250 compared to this time last year and 5 percent to $250,000 year to date.</p>
<p>Pending sales continue to climb substantially but are slowing since last month with 16.3 percent increase to 5,361 compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 4,610 pending sales. Year to date, pending sales are up 6.9 percent to 28,043.</p>
<p>New listings are slightly lower than this time last year at 5,819 compared to May 2018â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 5,980 new listings. Year to date, new listings are up 0.7 percent.</p>
<p>Inventory continues to decrease in June with a 14 percent decline at 9,407 homes listed compared to this time last year at 10,935 homes on the market. On the bright side for buyers, inventory from last month has not decreased much, with 9,443 homes listed in May 2019.</p>
<p>Hereâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s a look at some more localized market stats for June from across the Charlotte MLS Region:</p>
<p><strong>Mecklenburg County</strong>:Â Closed sales were down considerably by 8.8 percent to 1,940; the median sales price was up 7.6 percent to $287,000; the average sales price also increased by 10.5 percent to $374,555; inventory was down by 4 percent to 3,498 homes for sale; and months supply of inventory remained the same at 2.1 months.</p>
<p><strong>Union County:</strong>Â Closed sales were down substantially by 15.8 percent to 406; the median sales price decreased by 1.9% to $310,000; the average sales price increased by 1.0 percent to $363,931; inventory also declined substantially by 24.5 percent to 805 homes for sale; and months supply of inventory decreased by 26.7 percent to 2.2 months.</p>
<p><strong>City of Charlotte:</strong>Â Closed sales were down by 8.8 percent at 1,530; the median sales price increased by 8.8 percent to $272,000; the average sales price rose 9.4 percent to $361,455; inventory decreased by 4.5 percent to 2,592 homes for sale; and months supply of inventory increased 5 percent to 1.9 months.</p>
<p><strong>Uptown Charlotte:</strong>Â Closed sales increased by 36.7 percent at 41; the median sales price increased by 20.5 percent to $315,000; the average sales price was up by 21.99 percent at $361,423; inventory declined by 25.2 percent to 77 homes for sale;Â and months supply of inventory was also down by 23.5 percent to 2.6 months.</p>

										<content:encoded><![CDATA[<p>Moving your family, or soon to be family, to a big city like Charlotte might seem overwhelming.Â  While there are many factors to consider, one major feature that you can check off your list this year is safety.Â  According to SafeWise, an independent review site and expert on home security and safety, several Charlotte-area suburbs rank among the list of top <a href="https://www.bizjournals.com/charlotte/news/2019/07/08/which-charlotte-area-suburbs-rank-among-the-safest.html" target="_blank" rel="noopener noreferrer">20 safest cities in North Carolina</a>.</p>
<p>In order to identify the top safest cities, SafeWise reviewed 2016 FBI crime report statistics against population data.Â  In order to easily compare crimes occurring in a particular area, SafeWise calculated the rate of crimes per 1,000 residents.Â  The data does not factor in cities that fell below identified population thresholds or cities that failed to submit complete crime reports to the FBI.</p>
<p>Below weâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />ll break down the suburbs located under an hour from Charlotte that ranked among the top 20 list of safest cities in North Carolina.</p>
<p><a href="https://charlotteproperty.com/idx/query?proptype=res&amp;subdivision=davidson" target="_blank" rel="noopener noreferrer"><strong>Davidson</strong></a></p>
<p>Just 30 minutes north of Charlotte is the charming, Southern college town of Davidson, ranking No. 4 on the list.Â  The town offers a variety of shops, restaurants, wide sidewalks and is proud to be pedestrian and bicycle friendly.Â  Davidson has more than 12 miles of green-ways and bike lanes, parks, national arboretum, a farmers market, and was one of just 72 North Carolina communities (3,000 nationwide) to receive its first Tree City USA designation.</p>
<p>Population: 12,469</p>

<p>According to the <a href="https://apps.carolinarealtors.com/files/Charlotte-Region_LMU_2019-05.pdf">Local Market Update for May 2019</a>, closed sales were up 0.5 percent to 4,864 compared to this time last year.Â  Compared to last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s sales at 4,221, May had a pretty substantial boost.Â  Closed sales were up by 1.1 percent to 18,970 year to date.</p>
<p>May average sales prices continue to climb, increasing 3.4 percent to 309,859 compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average sales price of $299,723. Year to date, average sales prices climbed even more to 3.6 percent to $293,650.Â  Median sales prices are also seeing a large spike, climbing 5.7 percent to $259,900 compared to this time last year.</p>
<p>Pending sales are up substantially compared to last year at 17.3 percent to 5,627. Theyâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />re also up from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 5,324 pending sales. Year to date, pending sales are up 6.9 percent to 23,107.</p>
<p>New listings have also increased with a 2.8 percent change to 6,587 listings from 6,408 listing this time last year. Year to date, new listings are up by 1.2 percent to 27,276, nearly 7,000 listings higher than last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s listing count of 20,672.</p>
<p>While prices and sales rise, inventory continues to plummet in May, now down by 10.1 percent to just 9,443 homes compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s inventory of 10,506. Compared to Aprilâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s inventory of 8,928, May has a substantial increase in available inventory.</p>

<p><strong>Union County:</strong>Â Closed sales were up 11.5 percent to 446; the median sales price increased by 1.0% to $302,750; the average sales price increased by 2.1 percent to $361,782; inventory declined by 17.7 percent to 825 homes for sale; and months supply of inventory decreased by 20.7 percent to 2.9 months.</p>
<p><strong>City of Charlotte:</strong>Â Closed sales were down by 9.1 percent at 1,536; the median sales price increased by 6.8 percent to $267,000; the average sales price rose 6.8 percent to $352,857; inventory decreased 1.2 percent to 2,555 homes for sale; and months supply of inventory remained the same to 1.9 months.</p>
<p><strong>Uptown Charlotte:</strong>Â Closed sales increased by 9.4 percent at 35; the median sales price increased by 16.1 percent to $327,500; the average sales price was up by 0.7 percent at $335,027; inventory declined by 13.8 percent to 75 homes for sale;Â and months supply of inventory was also down to 3.8 percent to 2.5 months.</p>

<p>This year, the top neighborhoods shifted from last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s west coast focus, to a dispersed west coast-east coast mix. While Charlotte neighborhoods didnâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t make the top 10 either year, one thing is for sure, prices are rising and so are sales!Â  In <a href="https://www.redfin.com/blog/nine-out-of-redfins-10-hottest-neighborhoods-of-2018-are-in-san-jose#Charlotte" target="_blank" rel="noopener noreferrer">2018</a>, Redfin released the top three neighborhoods in each of the largest metro areas poised to become desirable in 2018.Â  The three Charlotte neighborhoods selected were Pawtuckett, Fourth Ward, and Oakdale North.Â  All three had a median days on market of over 60 days.Â  Fast forward to 2019, those numbers have decreased to a median of 45 days with a high median sales price of $303,000 compared to last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s high of $260,000.</p>
<p>The top three Charlotte neighborhoods in 2019 poised to be the most desirable neighborhoods in the country in the coming year are as follows:</p>
<p><strong>Sunset Road</strong></p>
<p>Wedged between Hamilton Circle, Beatties Ford-Trinity, and Oakdale North, Sunset Road is situated just minutes from I-77, I-85, uptown and shopping centers. Sunset Road is easily accessible and surrounded by beautiful neighborhoods, parks, and golf courses.Â  This neighborhood offers spacious lots and newer construction at affordable prices.</p>
<p>According to Redfin, the median sales price in this area is $201,500, just under the $240,000 median sales price of the overall metro area. Sunset Road has the lowest median days on the market compared to the other top three Charlotte neighborhoods at just 37 days with almost half of the homes in this area selling above list price!</p>
<p><strong>Madison Park</strong></p>
<p>Another conveniently located neighborhood made the list this year. Easy access to the Lynx Blue Line, just 15 stops from Uptown and located close to major highways and the airport, Madison Park has a lot to offer.Â  This neighborhood boasts two city parks with access to outdoor tracks, a playing field, a gym complex, and senior center, making it a great place for families of all stages to live.</p>
<p>Madison Park features a variety of home styles dating back to the 1950â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s and is maintained by an active homeownerâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s association. The median sales price according to Redfin is $303,000, slightly higher than the overall Charlotte median price.Â  Madison Park has a higher amount of median days on the market compared to the other top three Charlotte neighborhoods at 60 days with 13.5% of homes in this area selling above list price.</p>
<p><strong>Mallard Creek-Withrow Downs</strong></p>
<p>This quiet, suburban neighborhood is located north of Charlotte, and is close to major highways, airports, and parks. Homes in this area are spacious and well suited for a young family seeking activities and access to the surrounding city.</p>
<p>The median sales price of Mallard Creek-Withrow Downs is $255,000, fairly consistent with the overall Charlotte median price. The amount of median days on the market in this neighborhood is 45 days with 24.1% of homes in this area selling above list price.</p>

										<content:encoded><![CDATA[<p>As expected, the market in the Charlotte area remains strong so far this spring with sales increasing, new listings on the rise, and inventory going fast. If youâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />re in the market for a new home in the Charlotte area, explore these local market statistics today.</p>
<p>According to the<a href="https://apps.carolinarealtors.com/files/Clt%20Local%20Market%20Updates_2019-04.pdf" target="_blank" rel="noopener noreferrer"> Local Market Update</a> for April 2019, closed sales were up 0.1 percent to 4,221 compared to this time last year, a positive shift from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 3,842 closed sales.Â  Closed sales were down 0.3 percent to 13,879 year to date.</p>
<p>Prices continue to climb in April, increasing 4.3% to an average sales price of $304,996 compared to last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s average sales price of $292,297. Year to date, average sales prices climbed 3.8 percent to $288,266.Â  Median sales prices are also up by 5.6 percent at $253,500 compared to this time last year and 4.3% to $240,000 year to date.</p>
<p>Pending sales continue to climb but are slowing since last month with an 11.1 percent increase to 5,324 compared to this time last yearâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 4,794 pending sales. Year to date, pending sales are up 6.4 percent to 17,905.</p>
<p>New listings are slightly lower than this time last year at 5,771 compared to April 2018â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 5,824 new listings. Year to date, new listings are up 0.7 percent to 20,672 quite a large increase from last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s year to date listings of 14,884.</p>
<p>Inventory continues to dwindle in April with an 8.7 percent decrease compared to this time last year at 8,928 homes on the market. However, compared to last month, April has more inventory to offer with about 60 more homes on the market.</p>

<p><strong>Mecklenburg County</strong>:Â Closed sales were down considerably by 3.4 percent to 1,748; the median sales price was up 6.4 percent to $267,950; the average sales price also increased by 3.7 percent to $344,088; inventory was up slightly by 0.2 percent to 3,184 homes for sale; and months supply of inventory increased by 5.9 percent to 1.9 months.</p>
<p><strong>Union County:</strong>Â Closed sales were down 5.3 percent to 391; the median sales price decreased by 0.6% to $308,000; the average sales price increased by 1.8 percent to $368,398; inventory also declined by 17.5 percent to 780 homes for sale; and months supply of inventory decreased by 18.5 percent to 2.2 months.</p>
<p><strong>City of Charlotte:</strong>Â Closed sales were down by 1.5 percent at 1,439; the median sales price increased by 8.3 percent to $259,999; the average sales price rose 5.8 percent to $336,744; inventory increased 0.4 percent to 2,353 homes for sale; and months supply of inventory increased 5.9 percent to 1.8 months.</p>
<p><strong>Uptown Charlotte:</strong>Â Closed sales increased by 9.4 percent at 35; the median sales price increased by 16.1 percent to $327,500; the average sales price was up by 0.7 percent at $335,027; inventory declined by 13.8 percent to 75 homes for sale;Â and months supply of inventory was also down to 3.8 percent to 2.5 months.</p>

<p>South End is in close proximity to Uptown with easy access to I-77, I-85, and the airport. Home to the Charlotte Trolley and the site of several of the LYNX light rail stops, South End makes it convenient for residents to get around the city and the reason why more than 870 businesses call the South End home.</p>
<p>Transformed in the 1990â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s from run-down warehouses built in the late 1800â€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s, South End now beams new single-family homes, condos, apartments, and an endless selection of creative and trendy restaurants and local businesses all within walking distance. South End features more than 300 retail stores and restaurants, ranging from small to corporate.</p>
<p>Of those trendy spots, be sure to check out some of the local <a href="https://historicsouthend.com/wp-content/uploads/2018/03/HSE-Craft-Beer-Map_Web-2.pdf" target="_blank" rel="noopener noreferrer">breweries </a>including Sycamore Brewing, Wooden Robot Brewery, The Unknown Brewing Co., Lenny Boy Brewing Co., and Triple C Brewing Co., all within a short distance from another.</p>
<p>The resident age group for the South End varies, with the majority of residents in the 20-34 range (40%), followed by 35-5 (25%). More than half of residents surveyed resided in the neighborhood for less than 2 years with 79% of residents being renters according to a <a href="https://historicsouthend.com/wp-content/uploads/2017/12/South-End-Residential-Survey-2017.pdf" target="_blank" rel="noopener noreferrer">survey </a>completed by the South End in September 2017.</p>
<p>Housing units and population have grown significantly over the past decade, climbing from just over 10,000 in 2009 doubling to more than 20,000 in 2019. Some of the top reasons residents moved to the South End include easy access to shopping, restaurants, and bars, a safe environment, unique local businesses, proximity to Uptown Charlotte, and amenities and quality of apartments.</p>

The City Center is also the fifth-busiest CBD in the country for office construction, tailing New York, Chicago, Seattle, and Washington according to the 2018 U.S. Census.</p>
<p>Honing in on the quality of apartments, the average household size compared to Charlotte is significantly larger. <p>According to the <a href="https://apps.carolinarealtors.com/files/Local%20Market%20Update%20Charlotte%20Mar%202019.pdf" target="_blank" rel="noopener noreferrer">Local Market Update for March 2019</a>, closed sales in March were down 6 percent from this time last year to 3,842 which is a steep decline compared to last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s slight decrease of 0.9 percent.Â  Year to date, closed sales are down just 2.3 percent.</p>
<p>Meanwhile, prices are climbing.Â  Median sales prices for March were up 3.9 percent at $244,203.Â  Compared to last month, this is more than a $10,000 jump in the median sales prices.Â  Year to date, median prices have increased 3.5 percent to $235,000, just under $10,000 more than 2017 median prices.</p>
<p>As expected, pending sales have increased in March by 13.8 percent compared to this time last year.Â  Year to date, pending sales are up by 7.8 percent at 12,978, slightly lower than last monthâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 9.4 percent jump but still climbing.</p>
<p>New listings are down 3.9 percent compared to last year, likely due to the influx of spring sellers this time of year.Â  Year to date, new listings remain up by 1.2 percent totaling 14,884 new listings as of March 2019.Â  Pending sales are up by 13.8 percent compared to this time last year and 7.8 percent year to date!</p>
<p>Inventory remains low in the Charlotte Region with just 8,868 homes for sale, down by 6.3 percent compared to this time last year.Â  Such a low inventory may be the cause of rising prices and is sure to impact the competitive market this spring season.</p>

<p><strong>Mecklenburg County:</strong>Â Closed sales were down considerably by 9.1 percent to 1,593; the median sales price was up 4.5 percent to $262,340; the average sales price also increased by 4.4 percent to $331,217; inventory was up slightly by 1.1 percent to 3,092 homes for sale; and months supply of inventory increased by 5.6 percent to 1.9 months.</p>
<p><strong>Union County:Â </strong>Closed sales were down 0.6 percent to 313; the median sales price remained the same at $299,900; the average sales price decreased by 4.2 percent to $337,643; inventory also declined by 11.6 percent to 768 homes for sale; and months supply of inventory decreased by 12.0 percent to 2.2 months.</p>
<p><strong>City of Charlotte:Â </strong>Closed sales were down by 11.2 percent at 1,281; the median sales price increased by 4.4 percent to $248,000; the average sales price rose 5.5 percent to $327,085; inventory increased 1.7 percent to 2,296 homes for sale; and months supply of inventory increased 6.3 percent to 1.7 months.</p>
<p><strong>Uptown Charlotte:</strong>Â Closed sales decreased substantially by 57.1 percent at just 18; the median sales price increased by 21.1 percent to $291,500; the average sales price was up by 20.4 percent at $359,869; inventory declined by 3.6 percent to 81 homes for sale;Â  and months supply of inventory was up 7.7 percent to 2.8 months.</p>

Donâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t wait until itâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s too hot to move around the house, get out that duster and start cleaning today!</p>
<p>Letâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s walk through some of the top Must-Do Spring Cleaning Tasks according to <a href="https://www.hgtv.com/design/decorating/clean-and-organize/spring-cleaning-made-easy-pictures" target="_blank" rel="noopener noreferrer">HGTV</a> and a few tips from your blogger:</p>
<ol>
<li>One place you might not think to look that is definitely collecting some serious dust are the curtains. Lint roll the bottoms, then remove completely from the rod and toss in the dryer with a damp towel for 15 minutes! Tip: Adding a dryer sheet will give your home an extra clean scent.</li>
<li>This is a no brainer but one we all blissfully ignore, dust the blinds. Wrap a microfiber clot around a pair of tongs. Working left to right, blade by blade, remove that stubborn dust.</li>
<li>Donâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t forget to look up! Clean the ceiling fan blades by placing a pillow case around the blade, using it as a dust rag. Any fallen dust will collect in the pillowcase instead of below. Genius!</li>
<li>Before it gets too hot and the bugs swarm in, clean the windows. Using a damp cloth, open the windows to collect and clean any debris that have collected between the glass and screen over the winter.</li>
<li>Ready to have your mind blown? Struggling to clean the screens? Take a scrap piece of carpeting and rub against the screen. For a deeper clean, remove the screens, cover in kerosene in a well-ventilated area, then remove with soap and water.</li>
<li>Time to pay attention to those stinky trash cans that can attract unwanted pests! Rinse out cans with a hose, spray with disinfectant, scrub and rinse.</li>
<li>Check for leaks and drafts around doors, windows, and corners. Seal open areas with silicone or calking to prevent further damage.</li>
<li>Hereâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s another fun tip! Clean the refrigerator using salt and soda water. The abrasive salt and bubbling water makes an excellent cleaner. Rather than tackling the entire fridge, do this one shelf at a time.</li>
<li>Now make your way to the bathroom and take a look at your shower head. Mineral deposits can ruin showerheads. Mist the jets with vinegar and water, let sit for a few minutes, and wipe clean with a dry cloth.</li>
<li>Who doesnâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t love air dried laundry? Bring your comforters, blankets, and pillows outside and hang them on a clothesline for a day. You wonâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t regret it!</li>
<li>Speaking of comforters, have you cleaned your mattress recently? According to HGTV, we spend nearly 3,000 hours a year in our beds â€“ nearly four months! Clean your mattress by vacuuming the surface and sprinkling a mixture of baking soda and essential oils on it. Vacuum away the residue after a few hours.</li>
<li>Once your mattress is cleaned, donâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t forget to rotate it! Rotating your mattress can significantly increase its lifespan and help you sleep better.</li>
<li>If you havenâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t watched Tidying Up with Marie Kondo on Netflix, stop what youâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />re doing now and check it out! Pick up some great tips on organizing your home, especially your closet. Put away those colder climate clothes and get out the beach gear.</li>
<li>Letâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s not forget about the outside of your home! Get the pressure washer and wash away residue that has built up over the past six months. Clean the outside of the windows with a rag and soapy water and remove excess water with a squeegee.</li>
<li>Last but not least, sweep your porch and deck. A leaf blower can save you some time by blasting away leaves, dust, and pollen. Set up the deck furniture and mix up a pitcher of lemonade because sweet summer is coming!</li>

										<content:encoded><![CDATA[<p>Spring has arrived and the weather isnâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />t the only thing warming up. The real estate market in the Charlotte Region is in good shape so far this year with an optimistic outlook for the months leading into summer.</p>
<p>Closed sales were down just 0.9 percent from this time last year at 2,833, a major increase from Januaryâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s 9 percent decline with 2,510 closed sales according to the <a href="https://apps.carolinarealtors.com/files/Local%20Market%20Update%20Charlotte%20Feb%202019.pdf" target="_blank" rel="noopener">Local Market Update for February 2019</a> published by the Charlotte Regional Realtor Association.</p>
<p>Median sales prices have increased by 2.3 percent compared to this time last year, with average sales prices up 4.7 percent at $278,755. Median sales prices are up 4.5 percent thru 2019, consistent with the overall CarolinaMLS area.</p>
<p>Just slightly below Januaryâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s increase of 14.9 percent, pending sales continue to rise. Compared to February 2018, sales have increased by 12.4 percent with 4,331 pending sales, and this time last year by 9.4 percent with 8,030 pending sales thru 2019.</p>
<p>Another promising area to look at this year is the 4.5 percent increase in new listings thru 2019. January accounted for about half of those new listings at 4,543 new listings and an additional 4,545 new listing added in February.Â  While new listings have decreased by 2.9 percent compared to February 2018, Januaryâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s huge 12.9 percent increase puts the Charlotte Region new listings in the position overall for 2019.</p>
<p>Inventory remains down this year at -2.7 percentage with 8,680 homes for sale, which is slightly higher than Januaryâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s -3.4 percent inventory. Months supply of inventory was down 4.5 percent at 2.1 months.Â  As inventory increases, the Charlotte Region market is likely to see a bigger spike in overall sales.</p>
<p>Hereâ€<img src="https://s.w.org/images/core/emoji/13.0.1/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" />s a look at some more localized market stats for January from across the Charlotte MLS Region:</p>
<p><strong>Mecklenburg County:</strong> Closed sales were down 1 percent to 1,146; the median sales price was up 2.4 percent to $250,885; the average sales price also increased by 7.1 percent to $317,650; inventory was up by 11.2 percent to 3,030 homes for sale; and months supply of inventory increased by 12.5 percent to 1.8 months.</p>
<p><strong>Union County: </strong>Closed sales were down 13 percent to 220; the median sales price was up 5 percent to $285,500; the average sales price decreased by 0.3 percent to $322,020; inventory also declined by 0.5 percent to 790 homes for sale; and months supply of inventory decreased by 4.3 percent to 2.2 months.</p>
<p><strong>City of Charlotte: </strong>Closed sales were up 0.4 percent at 939; the median sales price increased by 2.2 percent to $235,000; the average sales price rose 8.4 percent to $305,606; inventory increased 126 percent to 2,271 homes for sale; and months supply of inventory increased 13.3 percent to 1.7 months.</p>
<p><strong>Uptown Charlotte:</strong> Closed sales remained consistent with this time last year at 18, a 0 percent change; the median sales price increased by 15 percent; the average sales price was up by 3 percent; inventory declined by 8.5 percent;Â  and months supple of inventory was up 8.3 percent to 2.6 months.</p>
